Overview
Standing seam metal is the roof we install more than any other — and the one we're best known for in Snohomish and King County. Concealed fasteners, factory-formed panels, and clean vertical lines give your home a modern, high-end look that ages gracefully in Pacific Northwest weather.
Because we do this every week, we price it competitively against homeowners' expectations. If you've been quoted an eye-watering number for a metal roof elsewhere, ask us for a second opinion — you'll likely be surprised.

Why homeowners choose it
40–70+ year lifespan
Properly installed standing seam commonly outlives the underlayment beneath it — and often the homeowner who bought it.
Concealed fasteners
No exposed screws or gaskets to fail. Panels lock together at the seam, so water has no straight path in.
Wind & fire resistant
Rated for high wind uplift and Class A fire resistance when installed over compliant assemblies.
Energy efficient
Reflective coatings and a ventilated assembly reduce attic heat gain in summer and shed snow cleanly in winter.
Low maintenance
No moss buildup, no granule loss, no curling. An occasional rinse is usually all it needs.
Resale value
A premium metal roof is a visible, verifiable upgrade that appraisers and buyers recognize immediately.

What's included
Specific materials and details included with this system.
26GA and 24GA steel panels
Kynar 500 / PVDF finishes in a wide range of architectural colors that resist fading and chalking.
Snap-lock & mechanical seam
We select the profile based on pitch, panel length, and exposure. Both use concealed clips — no screws through the face of the panel.
High-temp underlayment
Self-adhered ice & water shield at eaves, valleys, and penetrations, plus a synthetic underlayment across the field.
Matching flashings & trims
Ridge, hip, valley, sidewall, and headwall flashings are formed to match your panels — not generic off-the-shelf pieces.
Our process
- 01
1. On-site measure & consult
We walk the roof, measure accurately, and talk through profile, color, and pitch options in person — not from Google Maps.
- 02
2. Written estimate
A clear, itemized proposal. No surprise change orders once the crew shows up.
- 03
3. Tear-off & deck inspection
We remove the old roof, inspect the sheathing, and replace any rotten decking before anything new goes down.
- 04
4. Underlayment & flashings
Ice & water at critical areas, synthetic across the field, and custom-bent flashings at every transition.
- 05
5. Panel installation
Panels are cut to length, clipped to the deck, and seamed. We work top-down cleanly and protect landscaping every day.
- 06
6. Final walk-through
Full magnetic sweep for stray fasteners, jobsite cleanup, and a walk-through with you before we call it done.
Warranty
Manufacturer paint & substrate warranties up to 50 years, plus our workmanship warranty on the installation. Warranty terms are provided in writing before the job starts.
Best fit for
- Modern and craftsman homes wanting a premium architectural look
- Homeowners who plan to stay long-term and want to install once
- Steep-pitch roofs where longevity and snow shedding matter
- Homes with heavy tree cover where asphalt would grow moss quickly
Frequently asked
+Is a metal roof loud in the rain?
No — over solid sheathing and underlayment it's no louder than a shingle roof. The 'noisy tin barn' myth comes from panels installed on open purlins with no decking below.
+Will it dent from hail or branches?
26GA and 24GA steel are highly dent-resistant. Small hail and typical branch debris don't leave marks that show from the ground.
+Can you install over my existing roof?
In most cases we tear off. It lets us inspect the decking, install proper underlayment, and gives you the full lifespan a metal roof is capable of.
+How long does installation take?
Most residential standing seam roofs are installed in 4–8 working days depending on size, pitch, and weather.
