60-mil single-ply thermoplastic membrane (TPO or PVC) with optional upgrade to 80-mil, mechanically fastened or fully adhered, with heat-welded seams.
Modified bitumen (mod-bit)
Multi-ply torch-down or self-adhered system — the traditional workhorse for residential flat roofs.
Cover board & insulation
Rigid insulation and a high-density cover board give the membrane a stable, walkable substrate.

1. Slope & drainage review
We check that your roof drains where it should. Ponding water is the #1 killer of flat roofs and often needs to be addressed before re-roofing.

2. Tear-off or overlay assessment
We evaluate whether the existing roof needs to come off or can be overlaid per code and manufacturer spec.

3. Deck & insulation
Replace bad decking, install insulation to target R-value, and mechanically fasten or adhere the cover board.

4. Membrane installation
Membrane rolled out, fastened per spec, with all seams heat-welded and probe-tested.

5. Flashings & terminations
Every pipe, curb, drain, and edge detailed with manufacturer-spec accessories.

6. Final inspection
Water test where applicable, and a walk-through with photos of every critical detail.

Frequently asked
+How long does a TPO or PVC roof last?
A quality TPO or PVC system installed correctly typically lasts 25–30+ years. Both are heat-welded single-ply membranes with excellent performance. Cheap membranes or sloppy seam welds fail much earlier — the material and the crew both matter.
+My flat roof ponds water. Is that a problem?
Ponding can happen on aging flat roofs or because of the original slope configuration. Slope usually can't be changed without structural work, so it isn't always a problem we can fully eliminate. We inspect every low-slope roof and do everything possible to improve drainage, prevent standing water, and install a membrane system that performs for the long term.

Yes — membrane roofs are the preferred substrate for rooftop solar because penetrations can be fully welded and warrantied.
